The process can be stressful. A home inspection is performed to give you peace of mind, but often has the opposite effect. You will be asked to absorb a lot of information in a short time. This often includes a written report, checklist, photographs, environmental reports, and what the inspector himself might say during the inspection. All this combined with the seller's disclosure and what you notice yourself makes the experience even more overwhelming. 

What should you do?

Relax. Most of your inspection will be recommendations for, life expectancies of and minor imperfections of different parts of the home.  These are nice to know about and are common in most homes, however, the issues that really matter will fall into the following categories. 

Major defects.  An example would be a structural failure.
Things that lead to major defects. e.g. A small roof flashing leak.  
Things that hinder your ability to finance, legally occupy or insure the home.
Safety hazards, such as an exposed live bus bar at the electric panel that could cause electrocution or fire. 

Anything in these categories should be addressed.  A proper inspection will inform you of any issues that may be of concern. 

Can’t be there for the inspection?

Don’t worry.  We provide video inspections where we walk you through the entire property.  We will provide you with a DVD of the inspection that you can view later.  We address all the concerns we have as well as recommendations for maintenance and servicing in the future.
